Check-Out Requirements: Please ensure the check-out list is fully completed before departing on your check-out day. Failure to do so may result in an additional cleaning fee. Booking Age Requirement: Only guests aged 25 and older may book our property. While Airbnb does not provide this option for hosts, we reserve the right to cancel any bookings made by guests under 25. We may request a valid ID to verify your age if necessary. No Pets: Pets are not allowed on the property. Boats and Trailers: If you intend to bring your own boat, pontoon, or other trailerable vessel, please contact us in advance. Due to space constraints, our parking area and single-lane road cannot accommodate trailers, as there is no room to turn around. However, we do offer a nearby lot for trailer parking. Please note that trailers are strictly prohibited on the property and may not be driven on White Birch Drive to Derby Lodge. Boating Hours: No wake is allowed for boats or personal watercraft (PWC) between 7:30 p.m. and 11 a.m. Parking Regulations: A maximum of six vehicles is allowed for registered guests—four in the outside parking spots and two in the two-stall garage. Please adhere to parking regulations and show consideration for other vehicles in the neighborhood. Absolutely no parking or driving on the seawall. No driving on the neighbors driveway. No Smoking or Vaping: Smoking, vaping, and juuling are strictly prohibited on the property. If the house smells of smoke or vape, an additional cleaning fee may be applied. Prohibited Substances: The use of marijuana or any illegal substances is not allowed on the property. Guest Policy: MAX 19 Guests Only. Only guests listed on the original reservation are permitted on the property unless prior arrangements have been made with the host. Overnight stays of unregistered guests will result in immediate eviction. No Parties: Parties are not allowed. Quiet Hours: Quiet hours are from 10 p.m. to 7 a.m. per township ordinance. Food and Drink: Please refrain from eating or drinking in the bedrooms. Enjoy your meals in the dining room. Security and Safety: Remember to turn off all lights and electronics, close windows, and lock doors when leaving the house. Damage Reporting: Report any damages or breakages promptly. Footwear: Please leave your shoes in the front entry area. Garbage Disposal: Dispose of all garbage in the appropriate bins. Check-Out Cleanliness: Wash all dishes and dispose of trash before checking out. Hot Tub Use: Children under 6 are not allowed in the hot tub. Children aged 6-17 must be accompanied by an adult. Water Safety: Parents must supervise children under 12 when outside near the water. Additional Restrictions: No candles, excessive drinking, fireworks, bounce houses, or slip 'n' slides are allowed on the property. Furniture should not be moved. Camping Restrictions: RVs, tents, and campers are not permitted on the property in accordance with Sidney Township Rental Ordinance. No Hair Dyeing Allowed: To help maintain the cleanliness and condition of our towels, linens, and bathroom surfaces, guests are strictly prohibited from using hair dye or any similar staining products on the property. Any staining or damage caused by hair dye will result in additional cleaning or replacement fees.

Guests will have whole house access except for owners closet and the single stall garage.
